Historic Mapleton Hill Remodel

Rosewood Construction, Inc. in collaboration with Watt Architecture, is currently undertaking a complete renovation of 1039 Mapleton Avenue, a contributing Queen Anne–style home in Boulder’s Mapleton Hill Historic District. Originally built between 1895–1896, the home features stained glass, carved wood trim, varied siding materials, including locally-sourced stone, and a distinctive tower added in the early 1900s.

This 2026 remodel for the Dauber family owners, aims to enhance the home’s long-term durability, restores historic elements, and adds a fresh, new living space in a way that aligns with Landmark Review Committee guidance.

  • 1896 house built by C Daniel

  • 1900 Hal Kittle lived in house/Masonic Temple

  • 1903 C. Daniel was original owner. He was a musician and church organist.

  • 1911 Dr. Willard A. Burnham purchased home and lived there with his family. Grace E. Burnham's family lived at 1039 Mapleton avenue from 1911-1938

  • 1938-1951 Clayton and Dora Powell purchase home from Burnham family

  • 1951 Ralph and Genieve Seacrest purchase home from Clayton and Dora Powell for $100 and other valuable considerations. Son David Seacrest grew up in the home

  • 1967 Rene Charlotte Wolf purchased the home from Ralph Seacrest for other considerations and a whopping $10.

  • 1969 Robert Bruce Miller and Frances Miller purchased home from Feme and Charlotte Wolf for $32,000

Historic Restoration

Rosewood Construction is executing a comprehensive scope designed to both preserve historic elements and improve how the home functions for a modern family.

Historic Restoration

  • Foundation repair

  • Complete restoration of exterior stone

  • Repair of original historic windows

  • Evaluation and possible repair of the north wall to preserve historic material whenever feasible

  • Replacement of non-original elements (post-1948 rear addition) that do not contribute to the home’s historic character

  • Working within the Landmark Community guidelines to preserve this unique piece of Boulder history.

Bespoke New Construction

A new three-story rear addition, designed to be secondary in scale and compatible with the original home.

  • A new detached one-car garage located appropriately at the rear of the lot.

  • A new rear deck with simplified detailing aligned with historic guidelines.

  • Construction of retaining walls, fencing, and improved grading to support long-term site stability.

  • Complete interior renovation.

Exterior Enhancements

  • Complete restoration of exterior stone

  • Replacement of two front doors

  • Replacement of two stair entries and railings with historically appropriate detailing

  • Updated porch lighting and framed paneling beneath the porch
